57 St. Lawrence Street - New Development Review Project

To residents and property owners: St. Lawrence Development LLC has submitted a Level 3 application for a residential project at 55 to 59 St. Lawrence Street. The proposal is to renovate the existing seven (7) into six (6) units. A building addition will include nine (9) new residential units and a separate single- family dwelling is proposed on the site for a total of 16 residential units. The total proposed floor area is 21,590 sf. Access to parking is proposed off of a shared private accessway with parking for 18 vehicles and 12 bicycles. The application includes one affordable unit and one inclusionary zoning unit. The 11,598 sf lot is within the R-6 zone and the Munjoy Hill Neighborhood Conservation District. In addition to the R-6 and Munjoy Hill Neighborhood Conservation District provisions, the proposal is subject to review under the standards contained in Portland’s Subdivision, Site Plan, and Inclusionary Zoning ordinances.  In accordance with the Portland Land Use Ordinance, notices of receipt of a Level 3: Site Plan application must be sent to property owners within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone).
