New Projects - 477 Congress Street AND Marlborough Road

477 CONGRESS STREET

To residents and property owners: TT Maine Venture, LLC has submitted a Level III Site Plan application to facilitate the renovation of 477-481 Congress Street and 22 Preble Street to include a 196-room hotel, 4,700 square feet of ground floor retail, and a 2,260 square foot restaurant. The structures to be renovated include the 14-story Time and Temperature Building and comprise 202,000 gross square feet of floor area sited on parcels totaling 78,680 square feet of lot area. The subject parcels are zoned B-3 Downtown Business and are in the Congress Street Historic District.

In accordance with the Portland Land Use Ordinance, notices of receipt of a Major Site Plan application must be sent to property owners within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). You will be notified of future Planning Board meetings by receiving notices from the Planning Division prior to any workshops or public hearings.

A project and plan summary is available for viewing on the Citizen Self Service Portal (https://css.portlandmaine.gov/), by referencing Plan Number PL-001003-2020. Written comments should be submitted to planningboard@portlandmaine.gov. MARLBOROUGH ROAD

To residents and property owners: Nikola Injac has submitted a Minor Site Plan application to facilitate the extension and acceptance of a 73 linear foot section of roadway in the vicinity of 134-142 Marlborough Road pursuant to Land Use Code Section 6.4.1 in connection with the development of a new single family home. The subject property is zoned R-3 Residential.

In accordance with the Portland Land Use Ordinance, notices of receipt of a Site Plan Development application must be sent to property owners located within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). This application will be reviewed administratively by City Staff. This is the only notice you will receive.

Written comments should be submitted to planningboard@portlandmaine.gov.
