New Development Review Project - 32 Thomas Street

To residents and property owners: West End, LLC has submitted a zoning map and text amendment application to dissolve Conditional Zoning Agreement C-57, which currently encumbers 32 Thomas Street, and to amend Sec. 14-103 of the Land Use Code to reduce the minimum lot area per dwelling unit requirements for residential conversions of three units more for nonresidential structures built prior to January 1, 1984 within the R-4 conditional use standards. This application will be before the Planning Board as a workshop item at its October 20, 2020 meeting.  In accordance with the Portland Land Use Ordinance, notices of receipt of a Zoning Text Amendment application must be sent to property owners within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). You will be notified of future Planning Board meetings by receiving notices from the Planning Division prior to any workshops or public hearings. A project and plan summary is available for viewing on the Citizen Self Service Portal (https://css.portlandmaine.gov/), by referencing Plan Number ZN-001309-2020. Written comments should be submitted to planningboard@portlandmaine.gov.
